Inventory & Check-in Reports
An inventory report records the contents and condition of all fixtures, fittings and furniture in a property at the very start of a tenancy. The report details each and every room, with photographic evidence, and forms the basis of comparison for the end of the tenancy.
During the check-in on the day that the tenancy starts, we will walk the tenant through the property, agreeing the contents of the inventory report. We also record any keys released to the tenant and the meter readings on the day.

Check-out Reports
A check-out report records the contents and condition of all fixtures, fittings and furniture in a property at the end of a tenancy. A thorough assessment of the property is made, where any changes or discrepancies from the inventory check in report carried out at the start of the tenancy are recorded in detail, accompanied by high quality digital photographs.
Our check-out reports also come with a separate summary page for our Clients, to highlight all changes in condition beyond fair wear and tear. This helpful summary page enables our Clients to quickly and easily assess any damages caused during the Tenancy.

Interim Reports
A report carried out mid-tenancy to visually record the condition of a property, and to provide a report on any visible maintenance issues noted that may not have been reported by the Tenants.

Pre-Tenancy Checks
For inventory reports booked to be carried out a few days before the check-in, for a small additional fee, Intuitive Inventories also offers a unique pre-Tenancy check at the same time, to check that the property is ready for a new tenancy.
Our pre-Tenancy check includes the following:
· Checking that all works that are a condition of the Tenancy/requests have been completed
· Checking that the property has been cleaned to a professional standard
· Testing appliances (we will run washing machines/dishwashers on a cycle, and test other appliances for power as well as set the times correctly on ovens and microwaves or similar)
· Checking that the heating and hot water is working.
· Checking that doors, windows, blinds etc. are in working order
Any issues found during the pre-Tenancy check will be immediately reported to the Client.

Legionella Risk Assessments
We can carry out Legionella Risk Assessments during our check-outs, inventory or interim visits for an additional fee.
